The Vision
The current vision for the site would deliver new market and affordable homes in an area where there is an identified need for new housing. As well as new homes, our proposals would deliver significant social and environmental benefits and a new community and retail hub. A significant portion of the site would become public open space, including play areas, allotments, and enhanced wildlife habitats.
Site context
The site is a former golf course covering around 30 hectares (the size of approximately 42 football pitches), located just north of Highworth. The site is currently disused after the former Twelve Oaks Golf Club closed in 2019. Much of the site is bordered by existing vegetation, which helps it sit naturally within the surrounding landscape.
The site is around 2km from Highworth town centre and close to everyday amenities, including the Aldi. It also sits next to Blackworth Industrial Estate, the town’s main employment area. Public footpaths run alongside the site, linking it to Pentylands Country Park and the wider countryside.
This site can be also developed whilst retaining a strategic gap between Highworth and Swindon.

The need
There is need to develop more housing locally, with Swindon Borough Council identifying a significant need for new homes over the coming years to meet population growth, household demand and affordability pressures.
Highworth is considered a ‘Rural Service Centre’ in Swindon’s draft Local Plan, and therefore a sustainable and suitable location to meet the established local housing need.
